Facing Foreclosure

There are many times when individuals face economic challenges over the course of a life span.  Losing a home to foreclosure is a financial crisis with financial and personal implications.  It is very important for the homeowner who is unable to meet mortgage payments to take immmediate steps to address the problem.  

If you are having trouble paying your home's monthly mortgage, or if you have an interest rate that will be going up soon and you are not sure you can afford the new mortgage cost, you should contact your lender before they send you a foreclosure notice.  They may be able to help you by altering the terms of your loan in such a way that you can still afford the monthly mortgage payment.  

The EAP is available to help employees find resources and manage the stress of facing foreclosure.  The websites and resource numbers below provide useful information on foreclosure issues and contacts to help you explore your options.

ABCD Foreclosure Prevention Program
The Mattapan Family Service Center provides emergency assistance services to Boston homeowners facing foreclosure. Clients will also receive individualized credit counseling services and learn financial management skills related to monthly budgeting, credit card interest analysis, and saving techniques.

Consumer Tips for Avoiding Mortgage Modification Scams and Foreclosure Rescue Scams
The Office of the Comptroller of the Currency (OCC) at the US Department of the Treasury works to ensure the safety and soundness of the national banking system and to ensure fair and equal access to financial services for all Americans. Consumers can contact the OCC, file complaints about national banks, and get answers to frequently asked banking questions at the OCC's consumer site, HelpWithMyBank.gov. Consumers may also contact the OCC Customer Assistance Group in English or Spanish, Monday through Friday from 7:00 a.m. to 7:00 p.m. CST. Call toll-free 1-800-613-6743 or TDD Number 713-658-0340.

Home Ownership Preservation Foundation 
Millions of Americans have lost their homes to foreclosure in recent years. HOPE NOW is an alliance between counselors, servicers, investors, and other mortgage market participants.  Counselors for the HOPE Hotline are provided by ten leading HUD-approved nonprofit allies.

Legal Advocacy and Resource Center (LARC) 
LARC assists low income Massachusetts residents with legal matters including foreclosure.

MakingHomeAffordable.gov
Making Home Affordable is a plan to stabilize the housing market, part of the Obama Administration's comprehensive Financial Stability Plan.  This website provides homeowners with self-assessment tools and calculators to determine whether they might be eligible for a loan modification or a refinance under the Administration's program, as well as other helpful resources and materials.

Free online guide for tenants facing foreclosure.  Those with no internet access may call 617-367-8544  for links to appropriate resources.   

NACA Home Save Program
Neighborhood Assistance Corporation of America (NACA) has assisted over a quarter-of-a-million homeowners achieve affordable solutions nationwide. NACA is a non profit, community advocacy and home ownership organization which is HUD certified.  The program assists those homeowners who own and occupy one home and are in need of restructuring a mortgage to make it more affordable to remain in their home.   Massachusetts offices in Jamaica Plain, Springfield and Lawrence.

Stabilizing Urban Neighborhoods (SUN)
SUN is dedicated to helping urban area families in Massachusetts facing home foreclosure. Through Boston Community Capital, a local non-profit, SUN helps families who have a steady income – but can’t make their monthly mortgage payments due to hardship – remain in their homes. U. S. Department of Housing and Urban Development (HUD)
